How To Apply

When you find the right property, and you decide that you would like to rent it, you will need to complete a Tenancy Application Form.

This is a very important part of our business, because when a Tenant rents a property and moves into it, they have possession of a very valuable asset that is owned by someone else. It is not the same as renting a DVD. We are known for having a tough screening process – so if you have a poor rental or credit history there is probably no need for you to apply.

While it can be a tough process:

  • we will treat all Applications with respect;
  • we will value the personal information you give us, and will take all reasonable precautions to prevent unauthorised access to that information, and
  • we will NOT provide your personal information to any other organisation for marketing purposes.


When making your application, please indicate the rent that you are offering for the property, the date you would like to move into the property, and how long you would like to rent it for.

You should make your application to our Letting Agents, and we would recommend that you do so in person if at all possible.

When you make an Application you will need to include certain information to support the application including:

  • Satisfactory personal identification - this is to prove you are who you say you are. A passport and a New Zealand Drivers Licence will meet our identification criteria. If you have a drivers licence with your photo printed on it, issued from another country, then we will accept this provided the information is written in the English language. If you do not have either of these documents, please discuss other options with our Letting Agents.
  • Proof of your current address - you should include a copy of a letter /statement addressed to you at your current address. Good examples are bank statements, electricity and telephone accounts, and letters from government departments.
  • Proof that you have the financial means to pay the rent regularly – you need to include a bank statement, or your last three payslips, or other satisfactory printed proof that you can pay the rent for your tenancy.
  • Rental references - we need a rental reference from a current or previous landlord, including their contact details so that we may verify the reference and ask them some other questions. If you do not have rental references – maybe you have just sold a property and need to rent while you build another, or maybe you are moving out of the family home for the first time – please discuss your situation with our Letting Agents.
  • Emergency contact details – you need to provide contact details of your next-of-kin, so that if there is an emergency situation during your tenancy, we know who to contact.


Once we have your completed Tenancy Application, the Letting Agent will discuss it with the Property Manager for the property.

Selecting the best tenant

The renting of property can move very quickly. There is often more than one application for a property, and the Property Manager and the property owner, have the right to select the “best tenant” for the property. They do not have to accept the first application.

We would recommend that when you make your application, that you make your best offer. While the rent level is an important factor, the date you will take it from, how long you want to rent it, and the supporting documentation are often more important.

What happens next?

We will do our best to advise you of the outcome of your application before the close of the next business day.

To be fair on all other parties, if your application is successful, you will be asked to sign tenancy documents, and pay the Initial Tenancy money as soon as possible to secure the tenancy.
